Putrajaya is a planned city 25km south of Kuala Lumpur that serves as the administrative center of Malaysia. Much like Putrajaya, Bandar Baru Sitiawan was originally an oil palm plantation. It is a planned township expected to become a formidable rival to Putrajaya, though it will not serve as a state administrative center. Instead, it focuses on residential and commercial lots, which will improve the district's economy and benefit local residents, indirectly contributing to the economy of Perak. With a total development area of 1,012 acres, 60 acres are designated for open spaces, and 17 acres are allocated for the Central Park recreation area. Planned facilities include badminton courts, tennis courts, basketball courts, and a golf driving range. The agricultural sector is also included, with a 20-acre Agro Eco Park planned for development. Roughly speaking, the house sizes to be built are 20' x 65' for the Dahlia, Seroja, and Reflisia models, while the Kenanga residential units will be 33' x 60'. In addition to public housing and the Central Park, various commercial centers will be developed. Other planned amenities include a clubhouse, swimming pool, tropical lake, a 5-kilometer jogging track, and many more. Sitiawan is a strategic location for those who wish to be away from other congested urban areas. - Phase 2 - 3,000 units of affordable terrace houses, cluster house development, and construction of a recreational park
- Phase 3 - Construction of semi-detached townhouses and shop lots
- Phase 4 - Continuation of semi-detached house construction from Phase 3
- Phase 5 - Return to the construction of medium-cost terrace houses
- Phase 6 - Development of a trade center and commercial town
- Phase 7 - Development of a trade center and commercial town
- Phase 8 - Development of bungalow units
The plan to complete all eight phases is estimated to take about eight to ten years. However, the initial plan is subject to changes by the involved parties.
