Ipoh Sentral: Transforming Ipoh City

Ipoh Sentral, a 2.5-hectare transit-oriented development (TOD) project, is set to become a catalyst for comprehensive transformation, enhancing public mobility efficiency and improving access to employment, education, and social activities.

Chief Executive Officer of Ipoh Sentral Sdn Bhd (ISSB), Firdaus Effendy Mokhtar, stated that this development is designed as a mixed-use TOD area with direct connectivity to the train station.

According to him, the strategic location of Ipoh Sentral in the heart of Ipoh city will provide significant benefits to the public, while encouraging more widespread and efficient use of public transportation.

Key Benefits: Reduced Congestion, Greater Connectivity

"Among the benefits of this project is the reduction of traffic congestion, following the increased use of public transport modes and improved connectivity between urban and rural areas, particularly in Perak," explained Firdaus.

The development also includes components such as residential units, offices, hotels, commercial spaces, and recreational parks.

"This initiative supports the Perak Sejahtera 2030 plan by providing residential units that meet the needs of various segments of society to support the growth of a sustainable urban community. Residences near transport hubs facilitate access to workplaces and public amenities," he said.

With these features, Ipoh Sentral is expected to become a sustainable and strategic urban residential hub.

Development Phase Starting Soon

Firdaus mentioned that the project will enter the construction phase as soon as land matters are resolved and planning permission is approved.

The estimated gross development value (GDV) of this project remains over RM6 billion, covering various components as stated.

"Since the announcement by the Menteri Besar of Perak, Datuk Seri Saarani Mohamad, and the Minister of Transport, Anthony Loke, the Ipoh Sentral project is currently in the phase of preparing planning permission application documents and feasibility studies," he said.

He added that negotiations with government agencies are ongoing to ensure the project proceeds smoothly according to plan.

"The implementation model has been restructured to accelerate the project's execution in phases with high impact," he explained.

In Line with the Perak Sejahtera 2030 Vision

The Ipoh Sentral project is not just a physical development, but also creates a balance between the economy, society, and the environment, in line with sustainable development goals and the Perak Sejahtera 2030 vision.

As part of the Perak Sejahtera 2030 initiative, this project aims to make Ipoh a smart and resilient city, in line with the vision of the Ipoh Smart City Master Plan 2030.

This marks the state government's commitment to developing Ipoh as a modern and progressive hub, comparable to major cities in Malaysia.

With the implementation of this project, Ipoh is set to experience a surge in development that will not only improve the quality of life for residents but also drive the state's economy toward a more dynamic and sustainable future.
